Buying a home in a place you do not live yet is a different problem than buying one across town. You are choosing a neighborhood you have only seen on a screen, coordinating a purchase around a lease or a sale somewhere else, and often doing it in a second language. Choosing the Right Part of Central Florida

Central Florida is not one market. Lake Nona and Dr. Phillips price very differently from Davenport or Haines City, commute times across the metro vary enormously, and communities differ sharply on HOA rules, short-term rental allowances, and what your money buys in square footage. Before touring anything, we narrow the map to the two or three areas that actually match your budget, your commute, and how you plan to use the home.

Touring Without Being Here

Video walkthroughs, live tours where you direct where the camera goes, neighborhood drive-arounds at different times of day, and honest reporting on what a listing photo is not showing you. Many of Jenny’s relocation clients see a home in person for the first time at the final walkthrough, and that works because the reporting up to that point was straight.

Foreign National Buyers

You do not need US citizenship or a green card to buy property in Florida. Foreign national mortgage programs exist through portfolio lenders, typically requiring a larger down payment and documentation from your home country rather than a US credit history, and many international buyers purchase in cash. What matters is understanding the tax and title implications, including how the property is held and what applies when you eventually sell. Military and PCS Moves

A PCS timeline rarely bends to a real estate calendar. VA loans can mean no down payment and no private mortgage insurance for eligible service members, and the process can be run largely remotely with a power of attorney when a deployment or an early report date gets in the way. Jenny works with lenders who close VA loans routinely rather than occasionally.

Closing From a Distance

Remote and mobile notary closings are standard in Florida, so you generally do not need to fly in to sign. What does need managing is the sequence: your lease or home sale where you are now, your closing date here, movers, utilities, and insurance binding before funding. Jenny keeps that sequence on a calendar so the two ends of your move actually meet.

Can I buy in Florida if I am not a US citizen?

Yes. There is no citizenship or residency requirement to own property in Florida. Financing works differently for foreign nationals, usually with a larger down payment and documentation from your home country, and many international buyers purchase in cash.

Do I need to fly in to see homes?

Not necessarily. Live video tours where you direct the camera, plus neighborhood footage at different times of day, are enough for many relocation buyers. If you do want one trip, we schedule it tightly so you see the right homes in the right areas.

How is buying in Florida different from where I live now?

The main surprises are homeowners insurance, which is a bigger monthly line item here than in most states, HOA and CDD fees in many newer communities, and property tax treatment that differs between a primary residence with homestead exemption and a second home. We price all of that in before you make an offer.

Can I close without traveling to Florida?

Usually yes. Remote online notarization and mobile notaries are widely used here, and a power of attorney is an option when someone genuinely cannot sign. Your lender and title company confirm what they will accept early in the process.

Do you work with military families?

Yes, including VA financing and PCS timelines that leave very little margin. Jenny works with lenders experienced in VA loans and can run most of the process remotely when a report date demands it.
