The restored downtown is genuinely walkable, which is uncommon in Central Florida, and the homes in the surrounding older neighborhoods carry a premium for that. The West Orange Trail runs through the middle of it, making cycling and walking part of daily life rather than a weekend activity.

Horizon West and New Construction

Horizon West is built as a series of villages, each with its own town center, schools, and community structure. Multiple builders are active across it at once, at price points from townhomes to larger single-family homes. It is one of the strongest places in the region to shop builders against each other, and one where representation clearly pays for itself.

Growth Comes With Trade-Offs

This area has grown extremely fast, and that shows up in traffic on the main corridors and in school capacity as new phases deliver. Those are worth understanding before you buy, along with the CDD assessments that many of the newer communities carry on top of property taxes.

What is the difference between Winter Garden and Horizon West?

Winter Garden is the city, including the historic downtown. Horizon West is a large master-planned area to the south, much of which carries a Winter Garden mailing address. They feel quite different, and buyers often have a strong preference once they see both.

Do most communities here have CDD fees?

Many of the newer ones do. A CDD assessment funds the community infrastructure and appears on your tax bill in addition to property taxes, so it belongs in your monthly math from the start.

Is new construction still available?
