Touring homes before you know your number wastes months and usually ends in disappointment. A proper pre-approval tells you the price range, the monthly payment with taxes and insurance included, and what you need at closing. It also makes your offer credible when you find the right house, because sellers here take pre-approved buyers seriously and skip the rest.
Resale or New Construction
Resale usually means an established neighborhood, mature trees, and a price you can compare against real recent sales. New construction means warranties, current building codes, your own finish choices, and builder incentives that can materially cut your monthly payment. Neither is automatically the better deal, so we price both against your actual budget before you choose. If new construction wins, register with Jenny before your first model home visit, because that is what preserves your representation.
The Costs Buyers From Elsewhere Miss
Florida homeowners insurance is a larger monthly line than most buyers expect, and it varies significantly by roof age, construction type, and location. Many newer communities carry HOA fees, and some carry CDD assessments on top of property taxes. Homestead exemption changes your tax picture on a primary residence but not on a second home. All of this belongs in the math before you make an offer, not after.
Offer Strategy
Price is one lever. Closing date, deposit size, inspection and financing contingencies, and what you ask the seller to contribute are the others, and in a given negotiation they often matter more. Jenny reads what the seller actually needs and builds an offer around it, without asking you to give up protections that exist for good reason.
Under Contract to Closing
Inspection, appraisal, title work, survey, insurance binding, and lender underwriting all run on deadlines that overlap. Jenny tracks them, handles repair negotiations when the inspection turns something up, and coordinates the final walkthrough so closing day is a formality rather than a scramble.
