Relocating to Central Florida

People move to Central Florida for the taxes, the weather, the job growth, or to be closer to family, and most of them underestimate one thing: how different the individual markets here are from each other. Choosing the right area matters more than choosing the right house, because you can change a house.

Central Florida Is Not One Market

Lake Nona, Dr. Phillips, and Windermere sit at one end on price. Kissimmee, Apopka, and Clermont sit in the middle. Haines City, Winter Haven, and Lake Wales sit well below the metro, and Ocala is a different market again. The spread within an hour drive is enormous, and the right answer depends on where you work, whether you work remotely, and what you want your weekends to look like.

Budget for Insurance Properly

Homeowners insurance in Florida is a larger monthly line than in most states, and it is driven heavily by roof age, construction type, and location. Two similar homes can carry very different premiums. Get an insurance quote during your inspection period rather than after, because on an older roof it can genuinely change whether a home works for your budget.

HOA, CDD, and Homestead

Many newer communities carry HOA dues and a CDD assessment that appears on the tax bill. Meanwhile, Florida homestead exemption reduces the taxable value of a primary residence and caps annual assessment increases, but it does not apply to second homes or investment properties. Buyers relocating from out of state routinely misjudge their tax bill by looking at the current owner figure, which may reflect a homestead cap you will not inherit.

Touring From Somewhere Else

Live video tours where you direct the camera, neighborhood drive-arounds at different times of day, and straight reporting on what listing photos are hiding will get most buyers to a confident decision. If you can make one trip, make it a tightly scheduled one after the area is already narrowed, rather than a broad exploratory visit.

Sequencing the Move

The hard part is rarely the purchase, it is the overlap: your lease or home sale where you are now, your closing date here, movers, utilities, schools, and insurance binding before funding. Remote and mobile notary closings are standard in Florida, so you usually do not need to fly in to sign. What you need is one calendar that both ends of the move are working from.

If You Are Moving From Another Country

You do not need citizenship or residency to buy in Florida. Foreign national loan programs exist through portfolio lenders and typically require a larger down payment with documentation from your home country instead of US credit history, and many international buyers purchase in cash. The tax and title questions deserve professional input before closing rather than after.

Can I close without traveling to Florida?

Usually yes. Remote online notarization and mobile notaries are widely used here, and a power of attorney is an option when needed. Your lender and title company confirm what they accept early on.
