First-time buyers holding the keys to their new Central Florida home with Jenny Caso

First-Time Home Buyers in Central Florida

Most people do not put off buying their first home because they cannot afford one. They put it off because nobody has ever sat down and shown them the actual numbers. This is where that conversation starts, with no pressure and no obligation, in English or Spanish.

Start With What You Can Actually Qualify For

Before touring a single house, we get you in front of a lender and find out what is real: your price range, your likely monthly payment including taxes and insurance, and what you would need at closing. Florida insurance and HOA costs move that monthly number more than buyers expect, so we build it into the picture from the start rather than discovering it three weeks before closing.

Down Payment Assistance Is Worth Checking

Florida Housing offers down payment and closing cost assistance programs, and several counties and cities across Central Florida run their own. Many have income limits generous enough that buyers who assumed they would not qualify actually do. There are also loan types built for lower down payments, including FHA, VA for eligible service members and veterans, and USDA in parts of the region that still qualify as rural. We check every one of these against your situation instead of assuming.

New Construction Is a Real Option for First Buyers

A lot of first-time buyers assume new construction is out of reach, and in Central Florida that is often wrong. Builders regularly offer closing cost credits and rate buydowns that can put a brand-new home within a few dollars a month of an older resale that needs work. It is worth pricing both before you decide. If we go that route, register with Jenny before your first model home visit so she can represent you at no cost to you.

Writing an Offer That Holds Up

An offer is more than a number. Inspection and financing contingencies, the deposit, the closing date, and what you ask the seller to cover all shape whether your offer gets accepted and whether you stay protected if something goes wrong. First-time buyers should never waive protections just to look competitive, and there are usually better levers to pull.

Between Contract and Keys

Once you are under contract there is an inspection, an appraisal, a title search, and a lender working through underwriting, all on a schedule. Jenny tracks those dates so nothing slips, explains anything that comes back on the inspection report, and gets you to the final walkthrough and closing table with the whole thing still intact.

Frequently Asked Questions

How much do I really need for a down payment?

Far less than the twenty percent most people assume. FHA loans start around three and a half percent down, some conventional programs go to three percent, and VA and USDA loans can be zero down for those who qualify. Assistance programs can reduce what you bring to closing even further.

Does my credit score have to be perfect?

No. Plenty of first-time buyers close with scores well below what they imagined was required. If your score does need work, a lender can usually tell you exactly which two or three things to fix and roughly how long it will take.

What does it cost me to work with Jenny as a buyer?

We go over representation and how buyer-side compensation is handled in your specific transaction up front, in writing, before you tour anything. You will know what you are agreeing to before you agree to it.

How long does the whole process take?

From pre-approval to keys is commonly thirty to sixty days on a resale once you are under contract. A to-be-built new construction home runs longer, often several months, which we plan your lease or current-home sale around.

Can we do all of this in Spanish?

Yes. Jenny works entirely in English or Spanish, including at the lender, the design center, and the closing table.
